A planning example before a property-specific price

A replacement budget is more useful when you know which area it describes. The example below starts with 2,000 square feet of actual roof surface. You can keep that example, enter a roof measurement you already have, or explore how a stated footprint changes with pitch.

The example uses Tulsa pricing for installed architectural shingles. A free inspection helps establish the removal, repairs and details needed for your Verdigris roof.

Change only the inputs you already know, or keep the example to understand the relationship. There is no need to climb onto a roof or measure it yourself.

Keep the 2,000 sq. ft. example, or enter an area you already know. Roof footprint means the area covered, not total living space.

Keep the 6:12 example unless you already know the pitch. Asphalt shingles need a pitch of at least 2:12, meaning 2 inches of rise over 12 inches of horizontal run.

$8,200 to $11,800

Includes ordinary one-layer tear-off. Decking, extra layers, access, low-slope sections, upgrades and roof details can add to the total.

Read the budget assumptions

Tulsa installed architectural shingles: $4.10 to $5.90 per roof square foot, including ordinary one-layer tear-off.

Use roof surface, not living area. Footprint mode adjusts for slope; steep or complicated roof labor is separate. Decking, extra layers, access, low-slope sections, waste, starter and ridge materials, upgrades and code work need project allowances.

Why floor area and roof area differ

A home’s listed square footage describes living space. The roof also covers areas such as an attached garage or porch, while two floors can share one roof footprint. Using a listing’s floor area as measured roof surface mixes those different quantities.

Footprint mode asks about the horizontal area covered by the roof. Pitch then increases the surface area in the model. Known-roof-surface mode uses that measurement directly; changing pitch there does not add area a second time.

This example treats the stated pitch as one roof slope. A house with several pitches, complex valleys or separate low-slope sections needs its actual geometry and material quantities worked out for the project.

What the calculator leaves to the inspection

The installed shingle budget includes ordinary one-layer tear-off. Decking repairs, additional layers and difficult access are assessed separately.

Extra starter and ridge materials, waste from complex roof shapes, deck repairs, flashing work, ventilation changes and code-related work can move the price. A low-slope porch or other separate system also needs its own scope. A steeper pitch changes geometric surface area in footprint mode, but this tool does not add a separate steep-roof labor premium.

The roofing cost guide explains those project choices. Use the result to start the budget conversation.

Read the result in three parts

  • The area shown

Measured surface stays fixed; footprint gains area with pitch.

  • The regional source

Dated Tulsa, Oklahoma planning figures, with roof-surface units and ordinary one-layer tear-off assumptions.

  • The actual roofing scope

Condition, access, details and additional work still need the property in view.

Roof cost calculator FAQs

Can I use the square footage from my home listing?

Not as a direct roof measurement. Living space can include multiple floors and omit the garage or porch. Keep the illustrative default unless you already know the relevant footprint or roof surface.

Does a steeper pitch change the result?

In footprint mode, yes: steeper planes have more surface above the same horizontal area. With known roof surface, the area is already measured, so pitch does not add it again. Actual steep-roof labor and access costs are outside this model.

How do I turn this budget into a proposal?

Start with a roof inspection. The proposal brings the measured area, roof condition, materials and additional work into one project scope.
