House size is not the roof measurement
Living area, roof footprint and roof surface measure different things. A two-story home can have two floors beneath one footprint, while the roof may also cover a garage or porch omitted from the living-area figure.
Pitch increases the sloping surface above a given horizontal footprint. Roof geometry adds further details: valleys, hips, separate slopes and material cuts. A listing size cannot establish those quantities.
